How to compare credit products beyond the headline interest rate

Two loans quoted at the same interest rate can cost materially different amounts. The rate is the most visible variable and rarely the most decisive one, because almost everything else about the structure is negotiable and almost nobody negotiates it.

Fixed, floating and the reset mechanism

Most retail loans in India are floating and linked to an external benchmark, which means the rate moves with it. What differs between lenders is the spread over the benchmark and how often the rate resets - quarterly resets pass changes through faster in both directions than annual ones.

The spread is the part that reflects you: your credit score, income stability and loan-to-value. It is also the part that is negotiable, particularly if you are refinancing an existing loan with a clean repayment record.

The costs that are not the rate

Processing fees, usually a percentage of the sanctioned amount with a cap. Legal and technical valuation charges. Documentation and stamp duty on the mortgage. Administrative and login fees. On some products, an insurance premium bundled into the disbursement.

Ask for the full schedule of charges in writing and compute the effective cost including them. On a short-tenure loan, front-loaded fees can outweigh a difference of half a percentage point in rate.

A good borrowing decision protects cash flow, not only approval speed.

Tenure and what it hides

A longer tenure produces a comfortable EMI and a considerably larger total interest outgo. Run both numbers before choosing - the monthly figure and the total repaid across the life of the loan. The gap between a 15-year and a 25-year home loan is usually startling.

Where floating-rate borrowing is involved, understand how the lender absorbs a rate increase. Most extend the tenure rather than raising the EMI, which is easier in the moment and quietly adds years.

Prepayment and foreclosure

On floating-rate loans to individual borrowers for non-business purposes, prepayment and foreclosure charges are not permitted. That protection has since been widened to cover floating-rate business loans to individuals and to micro and small enterprises, for facilities sanctioned or renewed from 1 January 2026 onward.

Fixed-rate loans are treated differently and can carry charges, though they must be disclosed upfront. If you expect to prepay - from a bonus, a sale or a maturing investment - confirm the position in writing for your specific product and rate structure before signing.

The insurance question

Lenders frequently offer a credit life policy alongside the loan, often financed into the loan itself so the premium accrues interest for the full tenure. The underlying idea is sound: a large liability should not land on a family without a corresponding cover.

The execution is often poor. A separate term policy for the loan amount is usually cheaper, portable if you refinance, and payable to your family rather than assigned to the lender. Bundled cover is rarely mandatory, however it is presented - ask directly whether the sanction depends on it.

Before signing

Get the sanction letter and read the terms rather than the summary. Check the reset frequency, the spread, the charges schedule, the prepayment position and what happens on default. Compare at least three offers on total cost rather than on rate, and use a written offer from one lender as leverage with another. Lenders expect this.
